One thing worth saying before any of that: check the door before you blame the closer. If the door itself will not close cleanly by hand, no closer setting on earth will make it latch. Push the door shut manually with the closer arm disconnected. If it still fights you, the problem is hinges, a warped slab or a strike out of position, and that is door and lock repair rather than closer work.
Symptoms overlap in cold weather, which is why a winter service call often needs two of these fixes rather than one.
The door slams
A slamming door is the complaint we hear most, and it is also the one people most often try to fix themselves in the wrong direction. Slamming is a speed problem, and speed is controlled by valves, not by the spring.
A surface closer divides the swing into zones. The sweep zone runs from full open down to roughly fifteen degrees from closed. The latch zone is that final fifteen degrees, where the door needs a deliberate push of speed to overcome the weatherstrip and drive the latch into the strike. If the door is travelling fast through the whole arc, the sweep valve is open too far. If it is well behaved until the last hand-width and then bangs, the latch valve is open too far.
The other cause is a closer that is simply too strong for the door. Closers are sized by power, and a size 4 or 5 unit on a light interior door will always feel violent no matter how far the valves are closed. On a door where the closer has been wound up to compensate for a stiff latch, the answer is to fix the latch, not to keep adding power.
There is also a wind story here specific to storefront and school entrances. A door on an exposed corner facing an open lot behaves entirely differently in a February northwester than it does on a still day, and a closer tuned in July will slam by January. That is why exterior closers benefit from being checked twice a year rather than once.
The door no longer latches
A door that closes but does not latch is a security problem and, on a fire door, a serious one. A fire door that rests against the frame without the latch engaging is not doing anything at all.
Work through it in order. First, disconnect the arm and push the door closed by hand. If it latches easily, the fault is in the closer. If it does not, the fault is in the door, the strike or the weatherstrip, and no closer adjustment will save it.
If the closer is at fault, increase latch speed slightly and re-test. If the door still stalls, the spring power is too low for the weight of the door or for the pressure in the building. Most decent closers have adjustable spring tension, usually a threaded collar or a nut at one end of the body. Increase it a turn at a time.
- Winter is the usual trigger. Cold thickens hydraulic fluid, the door slows down, and a marginal latch stops engaging.
- Building pressure matters. Rooftop units, exhaust fans and stack effect in a stairwell can push against a door hard enough to defeat a correctly set closer.
- A swollen or iced weatherstrip adds resistance the closer was never sized for.
- A worn latch or a misaligned strike takes more force to engage than a clean one. Fix that first.
- Delayed action closers on accessible doors are often mistaken for slow closers. Delay is a deliberate feature, and it is adjusted separately.
On fire-rated doors this is not optional maintenance. A fire door assembly is only rated when it closes and latches under its own power, and that is exactly what an inspector checks. Whether a particular door in your building is fire rated, and what is required of it, is decided by the fire inspector or the authority having jurisdiction, not by us. Ask them.
Hydraulic fluid leaks in cold weather
If you see an oily sheen on the closer body, a streak running down the door face, or a small dark patch on the floor under the unit, the closer is finished. There is no seal kit for a modern sealed closer. It is a replacement.
Newmarket winters make this failure visible, and there is a mechanical reason for that. Hydraulic fluid contracts and thickens in the cold, which raises internal pressure spikes when the door is thrown open hard. A seal that was weeping invisibly in October starts leaving marks in January. Exterior doors and doors on unheated vestibules are the first to go.
What accelerates it: doors that get flung open against no backcheck, so the piston slams to the end of its travel repeatedly. Closers mounted with the wrong bracket so the arm runs at an angle it was never designed for. Units left with the spring wound to maximum for years. And plain age. A commercial closer on a busy entrance is doing tens of thousands of cycles a year.
Do not top a closer up. They are not user-serviceable and there is no fill point on a sealed unit. Anyone who offers to refill your closer is guessing. Replace it, and take the opportunity to size the replacement properly to the door rather than fitting whatever matches the existing screw holes.
Adjusting the valves, in the right order
Small movements, one variable at a time, and always the same sequence. Rushing this is how a closer ends up worse than when you started.
Start with the door itself
Arm disconnected, push the door shut by hand. Check the hinges, the reveal gap, the weatherstrip and the strike. Correct anything mechanical before you touch a valve. A closer cannot compensate for a bad door and should never be asked to.
Set the sweep speed first
Sweep governs the door from full open down to about fifteen degrees. Aim for a door that takes roughly five to seven seconds to travel from ninety degrees down to that point. Turn the valve a quarter turn at a time, clockwise to slow, and test the full swing after every quarter turn. Never back a valve all the way out: the fluid will escape and the closer is scrap.
Then set the latch speed
Latch covers the final fifteen degrees. It needs to be faster than sweep, enough to drive the latch home against the weatherstrip, but not so fast that the door bangs. Again a quarter turn at a time. This is the valve that fixes the classic slam-at-the-end complaint.
Then backcheck, if the closer has it
Backcheck cushions the door as it is pushed open, usually from around seventy-five degrees onward, and it exists to stop a door being thrown into the wall by wind or by someone in a hurry. Set it firm enough to arrest a hard shove and loose enough that a person with a walker or a stroller can still push through comfortably.
Spring power and delayed action last
Spring tension is a separate adjustment from the valves and it changes the whole balance, so it comes last. Increase it only if the door genuinely will not latch after speed is set correctly. Delayed action, where fitted, is set afterward and holds the door open through the first part of the swing for accessibility.
Then test twenty times
Open the door fully, let it go, watch the whole swing, listen for the latch. Then do it again, from half open, from a hard shove, from a gentle push. A closer that behaves once has not been proven. One that behaves twenty times has.
A note on the valves themselves: they are usually two or three small brass screws on the end or side of the closer body, sometimes hidden under the plastic cover, often labelled S, L and BC. They are not interchangeable and they are not the mounting screws. Turning the wrong one, or backing one out too far, is the fastest way to turn an adjustment call into a replacement.
Arm and bracket damage
A large share of closer complaints are not the closer at all. They are the arm.
A standard surface closer uses a two-piece arm with an adjustable forearm that threads in and out to set preload. If someone has propped the door open past its limit, or a gust has driven it into a wall, the arm can bend, the forearm can be forced out of adjustment, or the main arm can shear off the spindle splines. A sheared spline is unmistakable: the closer body works, the spindle turns, and the arm does nothing.
Brackets and shoes fail the same way. Screws pull out of a hollow metal frame that was never reinforced, the soffit plate loosens, or a parallel-arm bracket works its way loose and the whole assembly starts to rack. Every open and close after that is levering on fixings that are already compromised.
- Bent arm or forearm: replaceable as a part on most brands, cheaper than a new closer.
- Stripped splines where the arm meets the spindle: usually needs a new arm, sometimes a new closer.
- Loose or pulled fixings: reinforce with through-bolts, sex bolts or a proper reinforcing plate, not longer wood screws into metal.
- Wrong bracket for the mounting style: regular arm, parallel arm and top jamb mounting all use different hardware and cannot be mixed.
- Preload lost: the forearm has unwound, so the door has no closing force in the last few degrees. Reset the preload rather than winding up the spring.
The single most common cause of arm damage is a doorstop or wedge shoved under a door that has no hold-open feature. If a door needs to stay open, fit a closer with a hold-open arm or a proper floor stop. Kicking a wedge under a door and walking away is what bends arms and tears brackets out of frames.
When a closer is genuinely beyond adjustment
We would rather adjust than sell you a unit, and most calls end in an adjustment. These are the cases where they do not.
- Visible fluid loss anywhere on the body, arm or floor. No repair exists.
- No return force at all with the arm connected and the spring at maximum. The internal spring or seal has gone.
- A cracked or distorted body, usually from impact or from a door that has been repeatedly hyperextended.
- A valve that has been backed out and lost, so the closer cannot hold pressure.
- A closer clearly undersized for the door, where full spring tension still will not latch it. Fitting a correctly sized unit is the fix.
- Obsolete units with no arms, brackets or covers available. Some older models simply have no parts left.
- Non-adjustable units. Cheap fixed-speed closers exist and cannot be tuned at all.
When replacement is the answer, size the new unit to the door properly rather than matching the old screw holes.
